Terms and Conditions of Booking & Dogs T&C's


By completing a reservation, you acknowledge and agree to have read, understood and agreed to the terms and conditions set out below.

All properties are strictly non-smoking inside the accommodation

Bookings are made on the understanding that occupancy of the property is for holiday purposes only, for the period of time agreed and only the number of occupants booked in on the booking


Booking policy:

Non refundable first night's stay deposit taken by card upon booking

Balance due by online banking 4 weeks prior to arrival - payment details sent with confirmation

You must be 18 or over to make a booking


 1st night's Deposit is taken securely via Stripe in UK Pounds Sterling only.

  • Balance is due by Online banking minimum 4 weeks prior to arrival

  • Bank Account details for payment will be sent with your confirmation ​

Arrival and Departure Times: (COVID times)​

  • Check-in from 4:00pm - if the cottage is available for an earlier check-in we will message you

  • Check-out of the room by 9:30am ​- if you would like to visit or feed the animals you are very welcome to stay on the farm until later 

Cancellation Policy:

If, due to a late cancellation, we are unable to re-let the accommodation I'm sorry we are unable to offer a refund (we would do our utmost to try & re-let)

Subject to availability, it may be possible to change the dates of your holiday

Rearrangements cannot usually be made less than 1 month prior to the commencement of your original booking.

Cancellations due to COVID lockdowns may be refundable, if there's a local lockdown in your area, we do ask that you let us know immediately so that we may try to re-let

​We cannot accept liability for any alteration or cancellation caused by civil strife, strikes, sickness, bad weather, technical transportation problems, or other circumstances.


 Well behaved controllable dogs are very welcome subject to the T&C's below..

Dogs are not permitted to go on the bed or on furniture 

  • Dogs must not be left alone in the accommodation (unless they are happy to be in their cage for a short period of time)

  • Extra cleaning time charge for moulting dogs @ £20 per dog per stay

  • Haybarns 5 & 6 are interconnecting suites, at present, a dog that is likely to bark at night could disturb the guests next door so may not be suitable - apologies

  • There will be chickens wandering about on the farm during daytime, if your dog is likely to chase them please keep him/her on a lead - thank you


 Parking is available outside each Cottage, this is entirely at your own risk and we cannot accept any responsibility for damage or theft 


Cleanliness & Order

All accommodation, to be left in the same state of cleanliness and order in which it was found, please be particular on crockery & utensils prior to departure.. Please let us know immediately if you have a problem or query with the accommodation

The holiday maker undertakes to keep the premises and the furniture, fixtures and fittings and effects in or on the premises in the same state of repair and condition as at the commencement of your holiday, expecting fair wear and tear. 

We require compensation for damage, breakages or loss of items.

We accept no responsibility for personal possessions either in the accommodation or in cars parked outside the property.


If any property is damaged during your stay then please inform us immediately. 

Serious damage to property will result in being charged the full amount for a replacement.​

We are taking a number of steps in response to Covid-19 to help keep everyone as safe as possible.
These are the precautions we are taking and to ask you to do certain things to help us:

1. Safeguarding guests – Covid-19

Each suite is ‘deep cleaned’ with extra measures put into place for cleaning high contact areas:

  • Disinfecting hard surfaces

  • Disinfecting all hard floors

  • Covering pillows with fresh pillow protectors 

  • End of stay
    In order to minimise the risk to our cleaning staff, we ask you kindly to:

  • Empty all bins & recycling to the Green Bin & Recycling Pen at the gable end of the farmhouse 

  • Please ensure use of our antibacterial hand Gel before and after opening the bins.

  • The main entrance has level access. 

  • There is level access from the main entrance to the suites, we have a ramp available for suites with a step
